How to Obtain Residence Through a Real Estate Investment in Slovenia
Even though this is not a standard Golden Visa residence program, some might consider it as such, as it is a pathway to residency through real estate purchase. A key difference to a regular Golden Visa residence program is, that you must establish your primary place of residence in Slovenia and as such should spend typically at least half a year in the country. Additionally, to the purchase of a property in Slovenia, you must prove sufficient income to sustain your and your family’s life in Slovenia.
The proof of income can be from many sources, as foreign work income, or passive income such as, dividend income from investments or your own foreign company, or rental or royalty income. Foreign pension income is equally considered, and opens therefore also the door for retirees to Slovenia.

Slovenian immigration law does not specify a specific minimum investment amount of the property, in order to become a resident, so this leaves the door open for most to obtain residency in Slovenia.
The Basics of the Process
After the client onboarding process we will guide you step by step through the process which includes selecting a suitable property and executing its purchase, followed by collecting necessary application documents with our in-house legal team. Once all necessary documents are ready, we will apply for your residence permit and maintain communications with the local immigration authorities in Slovenia. Once we have obtained the approval we will apply for a national entry and immigration visa at the embassy. Within three months of the approval you must visit Slovenia and apply at the local immigration authorities for your residence card.
The Path to Permanent Residence in Slovenia and Slovenian Citizenship
After being a resident of at least five years in Slovenia, you’re eligible to apply for a permanent residence permit.
Residence can also open the path to citizenship. For a resident to become a citizen you must be a legal resident of Slovenia for at least 10 years. You must be able to prove that you can support yourself and your dependents without requiring social assistance and you must have adequate Slovenian language skills. You must be of good moral character, which means having no criminal convictions.
