The Spanish Golden visa offers the holder and their relatives residency in Spain and visa-free admittance to the Schengen Zone. Generally speaking, applicants can acquire a Golden Visa in Spain through the purchase of real estate property. Nonetheless, they are also accessible to individuals investing in Spanish companies, hence also being known as Spain Investor Visas.

Once the Spanish Golden Visa has been obtained, it remains valid for one year, during which you would be required to enter Spain and exchange your golden visa for a Spanish residence permit. This Spanish residency permit will be valid for two years from acquisition and can be indefinitely renewed. It is not a requirement to stay in Spain if the investments are maintained. However, each time the residency permit requires renewal, you must travel to Spain to action it.

The path to a permanent residence permit and citizenship in Spain

 

The Golden visa in Spain, officially known as the Spain Investor Visa, is a pathway to citizenship in Spain. Becoming a Spanish resident is a relatively straightforward process; however, to receive an EU passport from Spain, you must live in Spain for at least ten years (6 months out of a year in Spain for the entire ten years).

Along with residing in Spain for ten years, individuals would also be required to know the Spanish language and have certain ties to the country.

The following documents will be required when applying for a Golden Visa in Spain:

  • Proof of sufficient income to support you and your family when living in Spain

  • Proof of no criminal record through police records (documents must be issued within three months before the application is submitted)

  • Documents proving the possession of private or public health insurance in Spain

 

Requirements for Spain Golden Visas (Real Estate investment route)

If you have bought property in Spain, you must provide proof of acquired ownership of the property via a Land Registry certificate within the three months before the application is submitted. This certificate must include the purchase amount which can not be under €500,000. If the purchase of the property has not yet been register by the Land Registry, individuals may submit proof with the documents used for the purchase, along with providing proof of payment.

Suppose the purchase of real estate has not been finalized. In that case, you can submit the preliminary contract including a down-payment and a letter or document from a financial institution in Spain to prove availability of funds required.

  • If investing in the Spanish Government Debt:

A certificate from a financial institution or the Bank of Spain proving you are the sole owner of the investment for at least five years.

  • If investing in stocks or shares in a Spanish company:

A statement of the investment from the Spanish Registrar of Investments of the Ministry of Economy and Competitiveness.

  • If investing in quoted shares:

Proof of your investment with a certificate from the financial intermediary, registered at the Bank of Spain or the Spanish National Stock Market Commission.

  • If investing in a bank deposit:

A certificate from the financial institution you have used stating you as the sole owner of the bank deposit.

Can I Get a Loan to Apply for the Spain Golden Visa?

You cannot apply for a Golden Visa for Spain if the money you acquired is through a loan. The initial investment must be made in full with your own funds, and the investment but be solely owned by yourself. Nonetheless, loans and other financing options can be used if going down the real estate route but only if the property investment is worth over €500,000, so that the remaining amount (above the €500,000) may be covered.

 

Can I Make a Joint Investment to Get a Spanish Investor Visa?

Yes, joint investments can be made to obtain a Spain Investment Visa, however, the investments must meet the requirements. If a property is purchased between two investors, each individual has to pay €500,000 (as is the minimum requirement) in order to pass eligibility criteria for the Spain golden investment visa. Individuals will not qualify for the golden visa residence permit if investments are split into lesser amounts among themselves.

Eligibility Criteria

 

An individual must make one of the following investments to be eligible for a Spanish Golden Visa:

  • Purchase property in Spain worth at least €500,000. The property can be one single unit or several units, worth no less than €500,000.

  • Investment in a new business that will support the country in terms of offering employment opportunities, contribute to sectors such as scientific and technological innovation with a relevant socio-economic impact in the area where the business will be undertaken.

  • An investment of €2,000,000 at minimum in the Spanish public debt

  • A deposit in a Spanish bank or buying shares in a company of at least €1,000,000.

 

Additionally, the applicant must also fulfil the following requirements:

  • Over 18 years old (of legal age)

  • No criminal records in their past

  • No previous refusal of a Schengen Visa

  • Spanish health insurance cover

 

Can Family Members Be Included on the Spain Golden Visa? If so, which are eligible?

Yes, family members can be included on the Spain Golden Visa. Eligible family members include:

  • Spouse

  • Children under the age of 18

  • Children above 18 that are dependent due to mental or health conditions

  • Dependent parents

Family members will have a residence permit granted and be allowed free movement in the Schengen Zone.

How to Apply for a Golden Visa in Spain?

If you have chosen any of the investments methods listed above, you can go ahead and submit your application for the golden visa to the nearest Spanish Embassy or Consulate in your country. The investment does not need to be finalized, however you must be committed to making the investment at the time of application. 

You can apply by yourself or through an authorized representative, such as Citizen Lane. When applying for the Spanish golden visa and submitting, you must have the required documents as listed above.

While you don’t have to be in Spain to apply for the Golden visa, you will very likely have to travel there to manage your investment before the visa application. After officially obtaining the golden visa, you will have to travel to Spain to get your residence permit.
